For Homeowners

You need smoke alarms that actually work and that meet the standards now required under Scottish building regulations. Since February 2022, Scottish law requires interlinked smoke alarms, an interlinked heat alarm in the kitchen, and a carbon monoxide alarm where there is a fixed carbon-fuelled appliance.

As a landlord in Scotland, you must ensure your properties meet the relevant tolerable standard and repairing standard requirements for fire, smoke and carbon monoxide detection. Since February 2022, this has included interlinked smoke and heat alarms, plus carbon monoxide detection where a fixed carbon-fuelled appliance or flue is present.

Types of Smoke Detector and Carbon Monoxide Alarm We Install

Smoke detectors are not all the same. Different sensor technologies respond to different fire types. Matching the right detector to the right room is what separates a system that gives you early warning from one that either misses a fire or sounds false alarms. Here is a plain-English breakdown of the main device types.

Detector Types

Optical Smoke Detectors

Optical detectors use an infrared light beam inside the sensing chamber. When smoke particles enter the chamber, they scatter the beam and trigger the alarm. They are particularly effective at detecting slow, smouldering fires — the type most likely to start at night from overheated wiring or soft furnishings. Optical detectors are commonly recommended for living rooms, dining rooms, and bedrooms.

Ionisation Smoke Detectors

Ionisation detectors use a small radioactive source to ionise the air inside the sensing chamber, creating a small electric current. When smoke particles disrupt that current, the alarm sounds. They respond faster to fast-flaming fires with small smoke particles, such as fires involving paper or accelerants. Ionisation alarms can be prone to false alarms from cooking and are not recommended near kitchens.

Heat Alarms

Heat alarms do not detect smoke. They respond when the air temperature inside the device rises above a set threshold, or when it rises rapidly over a short period. This makes them the correct choice for kitchens, where cooking fumes would trigger a smoke detector. Heat alarms are also suitable for garages, loft spaces, and boiler rooms. Under the Scottish Government’s interlinked alarm standard, a heat alarm is required in the kitchen.

Multi-Sensor Detectors

Multi-sensor detectors combine optical and heat sensing in a single unit. They use an algorithm to weigh signals from both sensors, improving detection accuracy and reducing false alarms. Multi-sensor devices are a good choice for hallways, landings, and living areas where a single-sensor type might produce unwanted alerts from steam, dust, or humidity.

Carbon Monoxide Detectors

Carbon monoxide is produced by the incomplete combustion of carbon-based fuels such as gas, oil, wood, and coal. It is colourless, odourless, and dangerous, which is why carbon monoxide alarms are an important part of domestic fire safety. CO detectors use an electrochemical sensor to measure carbon monoxide levels in the air and sound an alarm before levels become dangerous. Under Scottish Government standards, a carbon monoxide alarm is required in any room with a fixed carbon-fuelled appliance, but it does not need to be interlinked with the smoke and heat alarms.

Combined Smoke and CO Alarms

Combined units detect both smoke and carbon monoxide in a single device. They can reduce the number of units required in smaller properties and simplify the alarm layout. Bell will advise on whether a combined unit or separate devices are the better solution for each room based on your property layout and the appliances present.

Mains-Powered vs Battery-Powered

The choice between mains-powered and battery-powered alarms depends on the property type, the grade of system required, and whether running mains cabling is practical.

Wired vs Wireless Interconnection

Interlinked alarms communicate so that when one device triggers, all alarms in the property sound simultaneously. Wired interconnection links devices through a physical cable — the most reliable method but requiring access to ceiling voids or decorative chasing. Wireless radio-frequency interconnection uses a radio signal between devices, which suits properties where running cables is not practical. Both methods produce fully compliant interlinked systems when installed correctly.

Professional Installation

Our accredited engineers carry out the installation with minimal disruption. Devices are positioned at the correct locations on ceilings or walls in line with BS 5839 requirements. Mains wiring is carried out by our SELECT-certified electricians where required.

Smoke Detector System Features

A smoke detection system is only as effective as its design, its components, and how well it is maintained. Here are the features that define a professionally installed system.

Interlinked Alarm Network

When one alarm detects smoke or heat, every alarm in the property sounds. This is essential for early warning in larger properties and a legal requirement in Scotland for all domestic properties since February 2022.

Tamper-Proof Sealed Units

Long-life sealed battery alarms cannot have the battery removed, preventing the common problem of alarms being silenced permanently when a battery is pulled. Sealed units last up to ten years before the whole unit is replaced.

Test and Silence Functions

Every device includes a test button for regular functional testing and a hush function for silencing nuisance alarms caused by steam or brief cooking smoke without disabling the device.

LED Status Indicators

Devices include a status LED that confirms normal operation during regular checks, providing a visible signal that the unit is powered and functional without needing to press the test button.

Low Battery Warning

Battery-powered devices emit a regular chirp to indicate when battery power is low, providing advance warning before the device loses function.

BS 5839 and BS 50292 Compliant

Every device we install is selected to meet the relevant British Standard. Residential systems follow BS 5839-6 guidance, while commercial systems are designed in line with BS 5839-1. Smoke Detector Maintenance and Monitoring

A fire extinguisher that has not been serviced may fail to discharge when you need it most. The pressure could have dropped. The valve could be seized. The agent could have settled and packed. Regular maintenance is not a bureaucratic requirement — it is what keeps the equipment operational.

What Maintenance Includes

Our smoke detector maintenance service covers functional testing of every device, confirmation that all interlinked alarms sound simultaneously when triggered, inspection of device mounting and positioning, sensor chamber cleaning to remove dust build-up, battery condition checks and replacement where required, and firmware updates for addressable systems. Each visit is documented and records are issued to you in writing.

How Often Should Smoke Detectors Be Tested?

The manufacturer's recommendation and BS 5839-6 guidance both call for monthly functional testing by the occupant or dutyholder — pressing the test button on each device and confirming it sounds. Annual professional inspection and service is recommended for all installations and may be required as a condition of landlord insurance policies, letting requirements, or commercial compliance records. Bell's planned maintenance contracts cover the annual professional service and provide written records for your compliance file.

How Long Do Smoke Detectors Last?

Most smoke and heat alarms have a recommended replacement life of ten years. Carbon monoxide alarms typically require replacement after seven to ten years depending on the manufacturer. After these periods, the sensors can degrade, reducing the device's ability to detect reliably. Bell will confirm the remaining service life of every device during an inspection and advise on replacement before the end of the rated service life.

24/7 Monitored Smoke Detection

For commercial premises, care facilities, and properties requiring enhanced protection, smoke and fire detection systems can be connected to Bell's Alarm Receiving Centre for round-the-clock monitoring. When a device triggers, trained operators assess the signal and respond immediately — contacting keyholders, dispatching a keyholder response, or alerting the fire service depending on the protocol agreed with you. Monitored detection removes the dependency on someone being present to respond to an alarm.

Repairs and Replacements

If a device stops responding to tests, emits a fault signal, or fails to interconnect with the rest of the system, Bell engineers are available for call-out repairs. We carry common replacement devices and aim to restore full system operation as quickly as possible. Maintenance contract customers receive priority scheduling.

How Much Does Smoke Detector Installation Cost?

Installation costs depend on the number of devices required, the device types specified, whether mains-powered wiring is involved, the size of the property, and whether you need a commercial-grade system with panel integration. Here are the main factors that affect the price.

Number of devices

A two-bedroom flat requires fewer devices than a four-bedroom house with a basement and attached garage. The room layout and number of storeys determines how many devices are needed to achieve full coverage.

Mains-powered vs battery-powered

Mains-powered installations involve electrical wiring by a certified electrician in addition to detector installation, which increases the labour cost. Battery-powered wireless systems have lower installation costs but the device cost per unit is typically higher.

System grade

A basic Grade D2 battery system for a domestic property costs less than a mains-powered Grade D1 system or a commercial Grade A addressable system with panel integration.

Carbon monoxide alarms

Properties with multiple combustion appliances may require additional CO detectors beyond the minimum legal requirement, which affects the total device count.

Maintenance contract

Planned maintenance contracts carry an ongoing annual cost but ensure your documentation remains current and reduce the risk of missed end-of-life replacements.

Smoke Detector Legal Requirements in Scotland

The law around smoke and carbon monoxide alarms in Scotland is among the most stringent in the UK, and it applies to homeowners as well as landlords. Here is what you need to know.

Scottish Government Interlinked Alarm Standard

Since February 2022, all homes in Scotland — whether rented or owner-occupied — are required to have one smoke alarm in the room most frequently used for general daytime living, one smoke alarm in every circulation space on each storey such as hallways and landings, one heat alarm in the kitchen, and one carbon monoxide detector in any room containing a fixed combustion appliance.

All smoke alarms and the heat alarm must be interlinked — either wired or via radio frequency. This applies to every home in Scotland. Owner-occupiers are responsible for bringing their own properties into compliance.

Landlord Obligations in Scotland

Private landlords in Scotland must ensure their properties comply with the interlinked alarm standard as part of their repairing standard obligations. Properties that do not comply may be in breach of the repairing standard.

Tenants can refer non-compliant properties to the First-tier Tribunal for Scotland Housing and Property Chamber. Bell can survey single properties or full portfolios, install the correct alarms, and provide documentation for landlord compliance records.

Commercial Premises

In Scotland, fire safety duties for most non-domestic premises are set out under the Fire (Scotland) Act 2005 and the Fire Safety (Scotland) Regulations 2006. Dutyholders must assess fire risk and put appropriate fire safety measures in place, including suitable fire detection and warning arrangements where required by the fire risk assessment.

For commercial buildings, this normally means a fire detection and alarm system designed, installed, commissioned and maintained in line with BS 5839-1, with the appropriate category selected for the building type, occupancy, layout and risk profile. A domestic-grade battery alarm is not a suitable replacement for a properly specified commercial fire alarm system.

New Build Requirements

New build dwellings in Scotland must comply with the Scottish Building Standards, which require mains-powered interlinked smoke and heat alarms, plus carbon monoxide detection where required, installed to BS 5839-6.

Bell works with developers and building contractors to ensure fire detection systems are specified, installed, tested and documented to satisfy building warrant conditions and support practical completion sign-off.

Carbon Monoxide Requirements

In Scotland, a carbon monoxide alarm is required where there is a fixed carbon-fuelled appliance, such as a boiler, fire, heater or stove. Scottish Government guidance also states that CO alarms are required where there is a carbon-fuelled appliance or a flue.

Carbon monoxide alarms do not need to be interlinked with the smoke and heat alarms. CO alarm positioning should follow the manufacturer’s instructions and relevant British Standards guidance. Alarms should be suitable for domestic carbon monoxide detection and carry the relevant certification mark.
