Fire Extinguishers for Every Property Type
Every building has different fire risks, fuel sources, and layout. A commercial kitchen carries entirely different hazards to a server room or a warehouse loading bay. Getting the right extinguisher in the right place starts with understanding what you are actually protecting — and what could catch fire there. Here is how we help.
For Homeowners
You want to protect your family and your home without paying for equipment you do not need. Most homeowners are not sure which type of extinguisher is right for a kitchen versus a garage, or how many they actually need for a two-storey house.
We supply domestic-rated fire extinguishers that meet British Standards, advise on the correct type for each area of your home, and explain how to use them safely. No jargon, no pressure, and a clear price before anything is agreed.
For Business Owners
Your premises, stock, equipment, and staff all need protecting. In Scotland, the Fire (Scotland) Act 2005 and the Fire Safety (Scotland) Regulations 2006 place a legal duty on responsible persons in non-domestic premises to carry out a fire risk assessment and provide appropriate fire-fighting equipment based on its findings.
Off-the-shelf kits do not always reflect what is actually on your site. Bell carries out a full site survey, identifies the fire classes present in your building, and produces a specification matched to your risk profile. Every installation is compliant, fully documented, and backed by our accreditations.
For Property Managers & Landlords
Managing fire safety across multiple buildings means keeping on top of maintenance schedules, service records, and compliance documentation for every site. A missed annual service or a misspecified extinguisher creates both a safety gap and a liability.
We offer planned maintenance contracts covering your entire extinguisher inventory, with scheduled visits and records issued after every service. One contractor, full accountability across all your sites.

Choosing the right extinguisher means understanding fire classes, agent types, and the environments each unit is designed for. Here is a plain-English breakdown of the main options and what each one is best suited for.
Fire Extinguisher Classes
Choosing the right extinguisher means understanding fire classes, agent types, and the environments each unit is designed for. Here is a plain-English breakdown of the main options and what each one is best suited for.
| Class | Fire Type | Examples | Suitable Extinguisher |
|---|---|---|---|
| A | Solid materials | Wood, paper, textiles, plastics | Water Foam |
| B | Flammable liquids | Petrol, oils, solvents, paints | Foam Dry powder CO2 |
| C | Flammable gases | Propane, butane, methane | Dry powder |
| D | Combustible metals | Magnesium, lithium, sodium | Specialist dry powder |
| F | Cooking oils and fats | Deep fat fryers, commercial ranges | Wet chemical |
| Electrical | Energised equipment | Computers, servers, switchgear | CO2 (no residue) |
Water Fire Extinguishers
Water extinguishers cool burning materials by absorbing heat. They are effective on Class A fires involving wood, paper, and textiles, and are one of the most common types found in offices, schools, and public buildings. They must not be used on electrical equipment, flammable liquids, or cooking oil fires.
Foam Fire Extinguishers
Foam extinguishers smother the fire and seal the surface of a burning liquid to prevent re-ignition. They cover both Class A and Class B risks, making them a versatile choice for mixed-risk environments such as warehouses, retail premises, and storage areas where both solids and liquids are present.
CO2 Fire Extinguishers
CO2 extinguishers displace oxygen around the fire without leaving any residue. They are the standard choice for electrical risks — offices with servers, switchgear rooms, data centres, and anywhere that water or powder residue would cause secondary damage. Rated for Class B fires and electrical hazards.
Dry Powder Fire Extinguishers
Dry powder interrupts the chemical reaction in the flame and covers Class A, B, and C fires, giving it the broadest coverage of any agent type. However, it creates significant residue and reduces visibility during discharge, which limits its use indoors. Best suited to industrial sites, plant rooms, garages, and outdoor areas.
Wet Chemical Fire Extinguishers
Wet chemical extinguishers are specifically designed for Class F fires involving cooking oils and fats. The agent creates a soapy layer over the burning oil, cooling it and preventing re-ignition. Any commercial kitchen in Scotland using deep fat fryers or commercial cooking equipment should have a wet chemical extinguisher in that area. This is not optional — it is part of a compliant fire risk assessment.
Not Sure Which Extinguisher You Need?
The right extinguisher depends on the risks present in your building. Our engineers will assess your premises and specify the correct types, quantities, and locations as part of a compliant fire risk assessment.
- Free site assessment
- Supply, installation & certification
- Annual servicing available
How Our Fire Extinguisher Installation Works
Knowing what to expect makes the whole process straightforward. Here is how a typical fire extinguisher installation works from first contact to a fully compliant, signed-off system.
Free Site Survey
An accredited engineer visits your property to assess the layout, identify fire classes present, and confirm the correct extinguisher types and positions required under BS 5306-8. There is no obligation and no charge for this visit.
Specification & Fixed-Price Quote
Based on the survey, we produce a specification listing each extinguisher type, capacity, and location, cross-referenced to your fire risk assessment. You receive a fixed-price quote covering equipment, installation, and commissioning. No hidden costs.
Professional Installation
Our NSI Gold accredited engineers carry out the installation with minimal disruption. Every unit is mounted correctly, labelled, and positioned for compliance with BS 5306-8 travel distance requirements.
Commissioning & Documentation
Once installed, every extinguisher is commissioned and signed off with a commissioning certificate. You receive a full record for your fire safety file, suitable for insurers, auditors, and fire inspectors.
Ongoing Support & Monitoring
We carry out annual servicing and extended servicing in line with BS 5306-3, with written records issued after every visit. Planned maintenance contracts are available covering your entire inventory.
Fire Extinguisher Features and Specifications
The extinguisher on the wall is only effective if it is the right type, correctly maintained, and positioned where it can be reached. Here are the attributes that define a professionally supplied and installed fire extinguisher system.
BS EN 3 Certified Equipment
Every extinguisher we supply carries the CE/UKCA mark and is tested against BS EN 3 — the European standard for portable fire extinguishers. This confirms the unit performs as rated under test conditions.
Correct Agent for Every Risk
Water, foam, CO₂, dry powder, and wet chemical agents are each matched to the fire classes identified in your risk assessment. No single-type kits applied to multi-risk buildings.
Correct Capacity and Rating
Extinguishers are rated by fire test performance, not just by volume. We specify the capacity needed to meet the coverage requirements of BS 5306-8 for your building type and floor area.
Correct Positioning and Signage
Every unit is mounted at the correct height, along identified escape routes, within BS 5306-8 travel distances, and fitted with compliant identification signage.
Pressurised and Refillable
Most extinguishers are stored-pressure units — ready to discharge immediately when activated. After use or after an extended service, units are recharged and returned to full operational readiness.
Inspection and Service Records
Every installation and every service visit is documented. Records are issued to you in writing and held by Bell for reference, providing an auditable maintenance history for your fire safety file.
Why Choose Bell for Your Fire Extinguishers?
"Every site is different. We spend time on the survey because getting the camera positions right is what separates a system that works from one that just records blank walls."

Fire Extinguisher Maintenance and Servicing
A fire extinguisher that has not been serviced may fail to discharge when you need it most. The pressure could have dropped. The valve could be seized. The agent could have settled and packed. Regular maintenance is not a bureaucratic requirement — it is what keeps the equipment operational.
What Maintenance Includes
Our fire extinguisher maintenance service covers visual inspection of the cylinder, valve, pressure gauge, safety pin, and discharge hose, plus weight checks to confirm the agent charge is intact. We test the handle mechanism, confirm the pressure gauge reads correctly, clean and inspect the extinguisher body, update the service label, and issue a written record of the visit. Extended servicing every five years includes a discharge test and internal examination in line with BS 5306-3.
| Interval | Service Type | Who Can Do It |
|---|---|---|
| Monthly | Visual check | Competent person — confirm unit is present, accessible, undamaged, and pressure gauge reads correctly |
| Annually | Full service | Certified engineer — inspect, test, weigh, and record all findings as per BS 5306-3 |
| Every 5 years | Extended service | Discharge test and internal examination — or replacement if the unit has reached the end of its service life |
Why Maintenance Matters
For commercial properties in Scotland, maintaining functional fire extinguishers is part of meeting your duties under the Fire (Scotland) Act 2005 and the Fire Safety (Scotland) Regulations 2006. Fire-fighting equipment must be maintained in effective working order, and it is good practice to keep service and maintenance records. If an incident occurs and your extinguishers have not been maintained, your insurer and enforcing authority will both want to see the documentation.
Repairs and Replacements
If an extinguisher is discharged — whether in an emergency or during a test — it must be recharged or replaced before being returned to service. A partially discharged unit offers no reliable level of suppression. Bell provides recharging and replacement as part of our maintenance service, and engineers are available for call-out if a unit fails or is damaged between scheduled visits.

How Much Do Fire Extinguishers Cost?
Fire extinguisher costs vary based on the type of extinguisher, the quantity needed, the size and complexity of the installation, and whether you add a maintenance contract. There is no fixed price because every building is different. Here are the main factors that affect what you will pay.
Number of Extinguishers
A small residential setup with two units costs considerably less than a 20-unit commercial installation across multiple floors. The more units you need, the lower the per-unit cost tends to be.
Extinguisher Type
Water and foam units are more affordable than wet chemical or specialist dry powder extinguishers. CO₂ units carry a higher equipment cost but are standard for any site with significant electrical risk.
Site Complexity
Straightforward installations in accessible locations cost less than multi-floor commercial premises where cable routing, signage, and positioning require more engineer time.
Maintenance Contract
Planned maintenance contracts carry an ongoing annual cost but reduce the risk of unexpected call-out charges and provide guaranteed compliance documentation.
Recharging and Replacement
After a discharge or at the end of a service life, recharging or replacing a unit is an additional cost. We confirm the expected service life of every unit at point of installation.
Because every installation is different, the most accurate way to get a price is through a site survey. We visit your property, assess your requirements, and provide a fixed-price quote that covers everything with no hidden charges.

Fire Extinguisher Legal Requirements in Scotland
Installing fire extinguishers in commercial premises in Scotland is not optional. Under the Fire (Scotland) Act 2005 and the Fire Safety (Scotland) Regulations 2006, responsible persons in non-domestic premises must carry out a fire risk assessment and provide appropriate fire-fighting equipment based on its findings. Here is what that means in practice. (gov.scot)
Who Is Legally Responsible?
The responsible person is typically the employer, building owner, or managing agent for any non-domestic premises. They are required to carry out or commission a fire risk assessment, implement its recommendations, and maintain the fire-fighting equipment specified. Failure to comply can lead to enforcement action.
What Equipment Is Required?
Scottish fire safety law does not specify extinguisher types or quantities in absolute terms. It requires that fire-fighting equipment is appropriate for the risks present. In practice, this means the types and positioning of extinguishers should be matched to the fire classes identified in your fire risk assessment, with placement compliant with BS 5306-8 and servicing compliant with BS 5306-3.
Commercial Premises
Business owners, landlords, and facilities managers must ensure that the correct types of extinguisher are present, that they are correctly positioned with compliant signage, and that annual servicing and extended servicing records are maintained. Bell ensures every commercial installation we carry out meets these obligations from day one.
Residential Properties
Fire extinguishers are not a legal requirement in private homes, but they are a straightforward and effective first line of defence. A kitchen-rated wet chemical extinguisher is the most practical choice for most households, given that the majority of residential fires start in the kitchen. A foam or dry powder unit provides broader coverage for other areas.
BS EN 3 and BS 5306
All extinguishers we supply are tested and certified to BS EN 3, the performance standard for portable fire extinguishers. Installation is carried out in compliance with BS 5306-8, which covers the selection, positioning, and signage of extinguishers in buildings. Maintenance is carried out in compliance with BS 5306-3, which sets the intervals and scope of service visits.

Frequently Asked Questions About CCTV Installation
Our operations are currently focused exclusively within Scotland. At this time, we do not provide services across the wider United Kingdom, though future expansion into additional regions may be considered as part of our ongoing growth strategy.
Yes. In Scotland, responsible persons in non-domestic premises must carry out a fire risk assessment and provide appropriate fire-fighting equipment under the Fire (Scotland) Act 2005 and the Fire Safety (Scotland) Regulations 2006. The type, quantity, and positioning of extinguishers should reflect the risks identified in that assessment and be specified accordingly.
A monthly visual check should be carried out by a competent person in-house. An annual full service must be carried out by a certified engineer in line with BS 5306-3. Every five years, an extended service is required, which includes a discharge test and internal examination. Bell provides planned maintenance contracts covering all three intervals.
Extinguishers should be positioned along escape routes, near the risks they cover, and within the travel distances set out in BS 5306-8. For Class A risks in commercial buildings, the maximum travel distance to an extinguisher is 30 metres. They should be wall-mounted at a consistent height with the handle at approximately one metre from the floor. Bell produces a placement plan as part of every installation.
Most extinguishers have a service life of five to ten years depending on type and condition. Water and foam units are typically assessed at five years. CO2 and dry powder units may be extended to ten years if the body and valve remain in good condition after extended service. Your engineer will confirm the remaining service life of each unit during an annual service.
Once discharged — even partially — a fire extinguisher must be recharged or replaced before being returned to service. A partially discharged unit provides no reliable level of suppression and must not be left in position. Bell provides recharge and replacement services and will prioritise your site if a unit has been used.
It is not a legal requirement for private residential properties. However, a kitchen-rated wet chemical extinguisher is a practical investment for most homes, given that the majority of domestic fires start in the kitchen. A foam or multi-purpose dry powder extinguisher provides broader coverage for garages and workshops. Bell can supply domestic-rated units that meet British Standards.
Bell Fire & Security covers all of Scotland. With a fleet of 28 service vehicles and engineers based across the country, we provide fast response times and local knowledge wherever you are. Contact us to confirm coverage for your specific location.
