Domestic Fire Alarm Systems
Interlinked smoke and heat detectors, plus carbon monoxide alarms where required, installed to BS 5839-6. Every system is designed around your property and certified on completion.
Commercial Fire Alarm Systems
Designed to BS 5839-1 with system category confirmed through your fire risk assessment and BS 5839 design process, in line with the Fire (Scotland) Act 2005 and Fire Safety (Scotland) Regulations 2006 — from small offices to large multi-site estates.
What Are Fire Alarm Systems?
Fire alarm systems are integrated safety solutions designed to detect smoke, heat, or flames and alert occupants to evacuate quickly — combining sensors, control panels, and audible or visual alarms into a single coordinated network that responds the moment a hazard is detected.
Detection Devices
Optical smoke detectors, ionization sensors, heat detectors, carbon monoxide alarms, and multi-criteria detectors monitor the environment continuously — the first line of response to any hazard.
Control Panel
Receives signals from every detection device, processes the information, and triggers the appropriate response. The central brain of the entire system — coordinating detection and notification simultaneously.
Notification Devices
Sounders, bells, visual alarm strobes, and manual call points — the break-glass stations mounted at exit routes — alert occupants and instruct them to leave the building immediately.
System Scale & Complexity
The scale and complexity of the system required depends entirely on the building.
Domestic
Interlinked battery-powered or mains-wired detectors that communicate with each other directly. Suited to houses and small residential properties.
Commercial
A central control panel, wired or wireless networks of addressable devices, and full commissioning documentation under BS 5839. Required for most business premises.
Industrial
Large-scale addressable systems covering multiple zones, integration with suppression systems, and monitoring via a 24/7 Alarm Receiving Centre.
For commercial premises, a professionally designed and documented system is often required to demonstrate compliance. Many insurers and enforcing authorities also prefer or specify third-party certificated providers — such as BAFE-registered companies.
Types of Fire Alarms We Install
Choosing the right type of fire alarm system depends on your property size, building complexity, and risk level. There are four main types — each suited to different applications.
Fire Alarm Types
Addressable Fire Alarm Systems
Each detector and call point on an addressable system has a unique address. When a device activates, the control panel identifies the exact location — not just a zone. This gives the fastest, most precise evacuation response and the lowest false alarm rate of any wired system type.
Addressable systems are the standard specification for large or complex commercial buildings: multi-floor offices, hotels, hospitals, warehouses, and any premises where a quick, location-specific response to an activation is critical. They are also specified where the volume of devices makes zone-only identification impractical.
Best for — large commercial buildings, multi-floor premises, complex sites, healthcare, and education.
Conventional Fire Alarm Systems
A conventional system divides the building into detection zones. When a device activates, the panel shows which zone triggered the alarm — not the individual detector. For smaller buildings with a straightforward layout, this gives sufficient information to identify the source quickly.
Conventional systems are reliable, cost-effective, and fully compliant with BS 5839 for the building types they are appropriate for. They are commonly used in small to medium-sized commercial premises, including small offices, retail units, and single-storey commercial buildings where zone-level identification is adequate.
Best for — small to medium commercial premises, single-storey buildings, and cost-sensitive installations.
Wireless Fire Alarm Systems
Wireless fire alarm systems use battery-powered, radio-frequency sensors rather than cables to communicate with the control panel. They require no cable installation, which makes them the practical choice for buildings where cable routing would cause significant disruption or structural damage.
Wireless systems can use EN54-25 compliant radio-linked components, supporting a compliant BS 5839 system where wireless installation is appropriate. They are commonly specified for listed buildings, heritage properties, occupied commercial premises where minimal disruption is a priority, and temporary or portable applications.
Best for — listed buildings, heritage properties, rented premises, retrofit installations, and sites where cabling is impractical.
Aspirating Smoke Detection (ASD) Systems
Aspirating smoke detection systems actively draw air samples from a protected space through a network of pipes and analyse them for the earliest trace of combustion — detecting fire at a pre-combustion stage, before visible smoke forms, and long before a conventional point detector would respond.
ASD is used in environments where the earliest possible warning is essential and where conventional detectors are unsuitable: server rooms, data centres, museums, archives, and high-value storage. The system's sensitivity can be calibrated precisely to reduce nuisance alarms from dust or environmental factors in challenging industrial settings.
Best for — data centres, server rooms, museums, high-value storage, and environments with early warning requirements.
Our Services
Fire Alarm Installation
Design and installation of addressable, conventional, and wireless fire alarm systems to BS 5839 for commercial and domestic premises across Scotland. Every installation is carried out under Bell's BAFE SP203-1 registration and includes full commissioning documentation and a system handover.
Maintenance and Servicing
Scheduled 6-monthly and annual servicing visits to BS 5839, with full service reports and logbook updates after every visit. Maintenance contracts are available for single sites and multi-site portfolios with priority call-out cover included.
Fire Alarm Monitoring
Connection of your fire alarm system to our 24/7 Alarm Receiving Centre for escalation in line with your agreed response protocol. When your system activates, operators verify the signal through the agreed monitoring process before escalating to the fire and rescue service where appropriate. Monitoring removes the dependency on an occupant being present to raise the alarm — essential for premises outside of working hours.
Testing and Commissioning
Full commissioning and documentation on every new installation, confirming every device is operating correctly to the required standard. Periodic re-testing is included as part of our maintenance contracts to keep your system performance verified and your compliance records current.
System Upgrades
Upgrading outdated or non-compliant fire alarm systems to current BS 5839 standards — including panel replacements, detector upgrades, addressable conversions, and full rewiring for premises that have been extended or altered since original installation.
Emergency Call-Out
24/7 emergency response for fire alarm faults, unwanted activations, or system failures. Our engineers are available around the clock and carry common replacement parts to resolve issues quickly and minimise the time your premises is without full protection.
UK Fire Alarm Categories: L and P Systems Explained
Under BS 5839, fire alarm systems are categorised by the extent of coverage they provide across a building. Specifying the correct category is essential for demonstrating compliance, satisfying insurer requirements, and ensuring the system actually protects your occupants.
Designed to protect the lives of building occupants by detecting fire early enough to allow safe evacuation.
| Category | Coverage | Use Case | Typical Application |
|---|---|---|---|
| L1 | Full building coverage — including roof voids, floor voids, and all concealed spaces | Maximum life protection where rapid fire spread through voids is a concern | High-risk buildings, sleeping occupancies, buildings with complex layouts |
| L2 | High-risk areas plus all corridors, stairwells, and escape routes | High level of life protection with fewer devices than L1 | Commercial offices, multi-storey buildings, premises with defined high-risk zones |
| L3 | Escape routes only — all routes a person would use to leave the building | Warning on all evacuation routes; category determined by fire risk assessment | Commercial premises where risk assessment confirms route coverage is sufficient |
| L4 | Circulation areas forming part of escape routes only | Partial escape route coverage where full route coverage is not required | Lower-risk premises, secondary escape routes, smaller commercial units |
| L5 | Specific defined areas identified by the fire risk assessment only | Targeted detection in specific risk areas; lowest life protection category | Specified only when the fire risk assessment confirms that full route coverage is not required |
Designed to protect the building and its contents from fire damage, providing early warning before a fire can spread significantly.
| Category | Coverage | Use Case | Typical Application |
|---|---|---|---|
| P1 | Automatic detection throughout — entire building including concealed spaces | Maximum property protection and earliest possible warning for fire service response | High-value premises, insurance requirements, buildings where rapid response is critical |
| P2 | Specific high-risk areas only — plant rooms, electrical intake areas, flammable material storage | Targeted early warning in key risk areas where full building coverage is not required | Premises with defined high-risk areas, secondary protection alongside L-category systems |
The legal starting point for any commercial premises is the fire risk assessment, required under the Fire (Scotland) Act 2005. Bell's free fire alarm survey gathers the site information needed to support the BS 5839 design process — the final system category and specification are confirmed as part of that design process.
Commercial Fire Alarm Systems
Under the Fire (Scotland) Act 2005 and the Fire Safety (Scotland) Regulations 2006, the person with control of non-domestic premises has a legal duty to ensure a suitable fire detection and warning system is in place, designed and maintained to BS 5839-1 by a competent person.
Addressable Systems
Provide the most precise detection and the lowest false alarm rate for larger or more complex buildings. Each device has a unique address, allowing the control panel to pinpoint the exact location of an activation.
Conventional Systems
A cost-effective, fully compliant solution for smaller premises where zone-level identification is adequate. Simpler to install and maintain, with lower upfront cost.
BAFE-Registered Installation
BAFE-registered companies are recognised by insurers and enforcing authorities as meeting the competence standard required by BS 5839. Unregistered installers do not provide the same independent verification.
Fire Alarm Systems for Small Businesses
For small businesses, we provide straightforward systems that meet legal obligations without unnecessary complexity or cost. Our business development team carries out the initial fire alarm survey, discusses your requirements, and gathers the information needed for a compliant system design. Our fire alarm engineers then install and commission the system with minimal disruption to your working day. We keep the paperwork straightforward and provide everything your insurer needs.
Sectors We Cover
For Homeowners
Home Fire Alarm Systems
A home fire alarm system uses interlinked smoke detectors and heat detectors that trigger simultaneously when any device detects a hazard. Carbon monoxide alarms are also required in any room containing a carbon-fuelled appliance, though CO alarms are not required to interlink with smoke and heat detectors under current Scottish legislation.
For most homes, a BS 5839-6 compliant system with Grade D interlinked mains-powered smoke and heat detectors, plus standalone CO alarms where needed, provides effective protection and meets the requirements of most home insurers.
Bell installs both simple interlinked detector kits and fully wired Grade A domestic systems for larger or multi-storey homes. Grade A systems use a central control panel, similar to a commercial installation, and are specified for larger properties, HMOs, or where a landlord has a legal obligation to install a higher-grade system.
- Interlinked smoke and heat detectors, plus CO alarms where required
- Wired and wireless options to suit your property
- BS 5839-6 compliant installation with full certification
- Optional 24/7 monitoring via our Alarm Receiving Centre
- Suitable for owner-occupied homes, rental properties, HMOs, and listed buildings
System Grades
Our advisers will confirm the right detector placement and appropriate system grade for your property.
Connect your home fire alarm to our Alarm Receiving Centre for round-the-clock response — ideal for holiday homes, rental properties, or added peace of mind.
How Our Fire Alarm Installation Works
Every fire alarm installation Bell carries out follows the same structured process — from the initial fire alarm survey through to a commissioned, certificated system and a handover that leaves you fully informed about how to use and maintain it.
Free Fire Alarm Survey
A Bell fire safety specialist from our business development team visits your property to carry out a free fire alarm survey. This is a site-information gathering exercise that informs the quote and supports the BS 5839 design process — it is not a formal fire risk assessment. The legal duty to hold a current fire risk assessment under the Fire (Scotland) Act 2005 and Fire Safety (Scotland) Regulations 2006 sits with the dutyholder. Our team reviews the building layout, occupancy type, existing alarm provision, access requirements, and any current fire risk assessment to understand what level of system may be required. There is no charge and no obligation.
System Design and Written Proposal
Based on the survey findings, building requirements, and any existing fire risk assessment, we prepare a system design and written proposal in line with the relevant BS 5839 category. You receive a fixed-price written proposal covering all detection devices, control panel, notification equipment, cabling, installation, and commissioning. No hidden costs.
Professional Installation
Our trained fire alarm engineers, working under Bell's BAFE SP203-1 registration, carry out the installation with minimum disruption to your home or business. Cabling is concealed where practical, detectors are positioned to BS 5839 coverage guidelines, and all equipment is installed to manufacturer and certification body standards. Most domestic installations are completed in one day. Commercial projects typically run from one to three days depending on building size and system complexity.
Commissioning and Handover
Once installed, we commission and test every device on the system — every detector, call point, sounder, and beacon. You receive a commissioning certificate and a complete logbook recording all installed devices, zones, test results, and the date of commissioning. We walk you through the panel, the weekly test procedure, and what to do if the system activates.
Ongoing Maintenance and Monitoring
After installation, your system requires regular servicing to maintain BS 5839 compliance. We offer maintenance contracts covering twice-yearly commercial service visits and annual domestic visits. Connection to our 24/7 Alarm Receiving Centre is available as part of your ongoing service package.
Why Choose Bell for Your Fire Alarm Installation?
"Every site is different. We spend time on the survey because getting the camera positions right is what separates a system that works from one that just records blank walls."

Fire Alarm System Maintenance and Testing
Under BS 5839, all fire alarm systems must be regularly inspected and tested by a competent person. For commercial systems, this means a minimum of two service visits per year — at six-monthly intervals — plus an annual full system test. All visits must be recorded in the fire alarm logbook, which forms part of your compliance documentation under Scottish fire safety legislation.
A system that was installed correctly two years ago but has not been maintained since is not the same as a compliant system. Detectors accumulate contamination that increases false alarm rates and can reduce sensitivity. Control panel batteries degrade. Wiring connections loosen. A maintenance visit is what confirms the system will actually perform when it needs to.
What a Bell Maintenance Visit Includes
Our engineers test every detector and manual call point on the system, inspect all wiring and connections, check control panel operation and battery backup condition, test all sounders and visual alarm indicators, clean and adjust smoke detectors where contamination is present, update the system logbook, and issue a written service report.
- ✓ Detector and manual call point testing
- ✓ Wiring and connection inspections
- ✓ Control panel operation checks
- ✓ Battery backup condition checks
- ✓ Sounder and visual alarm indicator testing
- ✓ Smoke detector cleaning and adjustment where required
- ✓ Fire alarm logbook updates
- ✓ Written service report issued after every visit
Maintenance Contracts
Bell offers annual maintenance contracts covering all scheduled service visits, full documentation, and priority emergency call-out cover. Contracts are available for single sites and multi-site portfolios. Contact us for a tailored maintenance package.

Every visit produces documentation suitable for your compliance file, insurer, and fire authority.
What Happens if Maintenance Lapses
A fire alarm system with an out-of-date service record is a liability in several directions at once. Your insurer may refuse a claim if the system was not maintained to the standard your policy requires. A fire authority inspection that finds an unmaintained system can result in an improvement notice. And a detector that has not been cleaned or tested may fail to respond when a fire starts.
Planned maintenance is not optional — it is the mechanism that keeps your legal obligations met and your protection real.

How Much Does a Fire Alarm System Cost?
The cost of a fire alarm system in the UK typically ranges from £150 to £5,000 and above for supply and installation, depending on the system type, number of devices, and property size. There is no single figure that applies to every building — but here are the main factors that determine what you will pay.
System type
Conventional systems are the most affordable for smaller premises. Addressable systems for larger buildings carry a higher equipment and installation cost, but provide significantly better performance and a lower false alarm rate. Wireless systems may cost slightly more in equipment but reduce installation labour, particularly in buildings where cabling is difficult.
Property size and layout
More floor area means more detectors, more call points, more sounders, and more cabling. A large warehouse or multi-floor office will cost considerably more than a small retail unit with a simple zone layout.
System category
An L3 system covering escape routes costs less than an L1 system with full building coverage including voids. The category required is determined by the fire risk assessment, not by the installer.
Wired vs wireless
Wireless installations typically carry a higher device cost but reduce labour time and disruption, which can make them more cost-effective overall for occupied buildings or heritage properties.
Monitoring
24/7 ARC monitoring is an ongoing monthly subscription separate from the installation cost. It is the service that provides verified escalation to the fire and rescue service when your system activates, in line with your agreed response protocol and following signal confirmation through the double-knock process.
The most accurate way to get a price is through a free fire alarm survey. We review your building, existing provision, and requirements, then provide a fixed-price written proposal covering equipment, installation, commissioning, and certification.

Frequently Asked Questions About Fire Alarm Installation
There are four main types: addressable, conventional, wireless, and aspirating smoke detection. Addressable systems identify each device individually and are used in larger or complex commercial buildings. Conventional systems identify the zone where a device activated and are suited to smaller premises. Wireless systems use radio-frequency sensors and are ideal where cabling is impractical, such as listed buildings. Aspirating systems draw air samples for pre-combustion detection and are used in data centres, server rooms, and high-value storage environments.
L1, L2, and L3 are categories defined by BS 5839 describing how much of a building a fire alarm system covers. L1 provides automatic detection throughout the entire building, including voids — the highest level of life protection. L2 covers high-risk areas and all escape routes. L3 covers escape routes only. The correct category for any building is determined by the fire risk assessment and confirmed through the BS 5839 design process — it should not be assumed without a proper assessment of the building’s use, occupancy, and risk profile. L4 covers circulation areas on escape routes. L5 covers specific high-risk areas only, as identified by the fire risk assessment.
The best system depends on your building size, occupancy, risk level, and the category identified through the fire risk assessment. For large or complex commercial buildings, an addressable L2 or L1 system provides the highest performance and lowest false alarm rate. For small commercial premises, a conventional system is typically the appropriate, cost-effective choice — with the category confirmed through the fire risk assessment and BS 5839 design process. For heritage or listed buildings, a wireless system to EN54-25 is usually the right specification. Bell’s Business Development team will confirm the right choice after a free fire alarm survey — there is no single answer that applies to every building.
Conventional fire alarm systems are the most common type installed in small to medium-sized commercial premises in the UK. They are straightforward, cost-effective, and fully compliant with BS 5839 for the building types they are specified for. Addressable systems are the standard for larger or more complex commercial buildings where precise device identification and lower false alarm rates justify the higher specification cost.
BS 5839 is the British Standard governing the design, installation, commissioning, and maintenance of fire detection and alarm systems. BS 5839 Part 1 applies to all commercial and non-domestic buildings. BS 5839 Part 6 applies to domestic properties. If you own, manage, or are the dutyholder for any non-domestic premises in Scotland, compliance with BS 5839 is effectively a legal requirement under the Fire (Scotland) Act 2005 and Fire Safety (Scotland) Regulations 2006. Your system must be designed, installed, and maintained to this standard by a competent person.
Yes. Under the Fire (Scotland) Act 2005 and the Fire Safety (Scotland) Regulations 2006, all non-domestic premises in Scotland must have a suitable means of detecting fire and warning occupants. The dutyholder — typically the employer, building owner, or person with control of the premises — must ensure a system appropriate to the building is installed and maintained. The appropriate system and category are determined by the fire risk assessment, which is itself a legal duty for all non-domestic premises. Bell’s free fire alarm survey supports the BS 5839 design process but does not replace the fire risk assessment.
Under BS 5839, commercial fire alarm systems must be inspected and tested by a competent person at least twice per year — at six-monthly intervals. All visits must be recorded in the fire alarm logbook. In addition to the six-monthly service visits, a full annual test of the entire system is required. Domestic fire alarm systems to BS 5839 Part 6 require at least one annual service visit. Regular servicing is not optional for commercial premises — it is a compliance requirement and a condition of most insurance policies.
BAFE (British Approvals for Fire Equipment) registration is a third-party certification scheme that independently assesses fire alarm companies against the standards of BS 5839. A BAFE-registered company has been audited and confirmed as competent to carry out its defined fire alarm activities — which, under Scheme SP203-1, covers the design, installation, commissioning, and maintenance of fire detection and fire alarm systems. BAFE registration is recognised by fire authorities, enforcing bodies, and insurers as proof of competence — not self-certification. Many insurers require BAFE-registered installers as a condition of cover. Bell Fire & Security is BAFE-registered under Scheme SP203-1.
The cost of a fire alarm system in the UK typically ranges from £150 to £5,000 and above, depending on the system type, property size, number of devices, and whether monitoring is included. A simple domestic interlinked system costs significantly less than a fully addressable commercial installation covering multiple floors. Annual maintenance for a commercial system typically costs £150 to £500 per year. For an accurate figure, Bell provides a free fire alarm survey, followed by a fixed-price written proposal with no obligation.
Most domestic installations are completed in one day. Small commercial installations — a single-floor office with a conventional system — typically take one to two days. Larger commercial projects with addressable systems, extensive cable routing, and integration with access control or emergency lighting may take three to five days depending on building size and complexity. We confirm the installation timeline in the written proposal stage so there are no surprises, and we schedule work to minimise disruption to your operations.
