Electrical Maintenance for Every Property Type
Electrical systems in homes and commercial premises have very different demands, compliance requirements, and risk profiles. Whether you need a fault diagnosed in your home or a full planned maintenance programme for a large commercial site, the right service starts with understanding what you have, what the regulations require, and what could go wrong if things are left unchecked.
For Homeowners
Your home’s electrical system is easy to take for granted right up until something goes wrong. An overloaded circuit, an outdated consumer unit, or wiring that does not meet current standards can create real fire and shock risks — and many homeowners only find out about these problems when a fault develops or when they come to sell the property and a buyer’s survey flags an issue.
We carry out home electrical inspections, fault finding, consumer unit replacements, rewiring, and general repairs for homeowners across Scotland. Our electricians work cleanly, explain what they find in plain language, and provide a clear written quote before any work begins. No call-out charges for assessment visits, and no work starts until you are happy with the price.
For Business Owners & Facilities Managers
Managing electrical safety across a commercial premises means balancing day-to-day operational demands against legal compliance obligations. The Electricity at Work Act 1989 places a legal duty on employers to maintain electrical systems to prevent danger. That means regular inspection and testing is not optional — it is a requirement.
We provide planned maintenance programmes, EICR (Electrical Installation Condition Reports) for commercial properties, emergency repairs, and full electrical installation services for businesses across all sectors. Every job is completed by qualified electricians, fully documented, and backed by a report that satisfies your insurance and compliance requirements.
For Property Managers & Landlords
Private landlords in Scotland must ensure electrical safety inspection and testing is carried out before a property is let for the first time and then at intervals of no more than five years. If a valid inspection has been completed within the previous five years, a new inspection is not automatically required before every new tenancy, but the most recent report should be available to tenants.
We work with landlords and letting agents managing individual properties and large portfolios. Our electricians complete EICRs on time, issue clear reports that satisfy the legal requirements, and carry out any remedial work identified at a competitive rate.
Common Applications
Types of Electrical Maintenance
Electrical maintenance falls into four distinct categories, each serving a different purpose. Understanding the difference helps you plan the right programme for your property.
Electrical Types
Preventive Electrical Maintenance
Preventive maintenance is scheduled, planned work carried out before a fault occurs. The goal is to identify deterioration, wear, or non-compliance before it develops into a fault or safety incident. For commercial properties, preventive maintenance typically includes annual or periodic inspection of distribution boards, testing of protection devices, and visual checks of the installation.
This is the most cost-effective form of maintenance because it catches problems early, when they are inexpensive to fix, rather than after they have caused damage or downtime.
Corrective Electrical Maintenance
Corrective maintenance is reactive work carried out after a fault has been identified — either during a routine inspection or following an incident. An EICR that identifies a C2 or C3 observation requires corrective action. A failed RCD test requires corrective work. A faulty circuit identified during fault-finding requires repair.
Corrective maintenance should be completed promptly. A C2 observation, which means potentially dangerous, indicates the installation poses a risk that needs to be addressed, not filed away.
Predictive Electrical Maintenance
Predictive maintenance uses monitoring, testing data, and performance history to anticipate when components are likely to fail. For commercial and industrial premises with significant electrical infrastructure, predictive maintenance reduces unplanned downtime by replacing or servicing components before failure rather than after it.
This approach is particularly relevant for distribution boards, motor control equipment, and any installation where an unexpected failure has a material operational or financial impact.
Emergency Electrical Maintenance
Emergency maintenance addresses faults that present an immediate danger or have caused a loss of essential power. A tripped main breaker, a suspected wiring fault following visible sparking, or a failure of emergency lighting before an inspection all require immediate response.
Bell provides emergency call-out services for both residential and commercial customers. We aim to attend site as quickly as possible and carry replacement parts for the most common fault types to restore power on the first visit wherever possible.
How Our Electrical Maintenance Service Works
Knowing what to expect makes the whole process straightforward. Here is how a typical engagement works from first contact to a compliant, documented installation or report.
Book Your Assessment
Contact us by phone, email, or through the form on this page. We will discuss your requirements — the type of property, any specific concerns, and what compliance documentation you need. For maintenance contracts, we will schedule a site visit to assess the installation before providing a quote. For one-off jobs, we can often provide an indication of cost over the phone.
We Inspect, Test & Report
A SELECT-registered Bell electrician visits your property at the agreed time. For inspections and EICRs, we carry out a thorough, structured assessment of the installation using calibrated test equipment. For repair and maintenance work, we diagnose the fault, confirm the scope of work with you, and only begin once you have agreed the price. Every job is documented — all EICR and inspection results are provided in a written report you can use for insurance, compliance, and lettings purposes.
We Complete the Work & Certify
All remedial, installation, or repair work is carried out to BS7671 (18th Edition IET Wiring Regulations) by our accredited engineers. On completion, we issue the appropriate certification — an Electrical Installation Certificate (EIC) for new installation work, or a Minor Electrical Installation Works Certificate for smaller additions or alterations. You receive documentation that demonstrates the work has been completed to the correct standard by a qualified, accredited electrician.
Ongoing Support & Planned Maintenance
For customers who want ongoing support, we offer planned maintenance contracts that schedule regular inspection and testing visits in advance. We keep records of your installation history, flag any components approaching end of life, and make sure your compliance documentation is always current. If something goes wrong between scheduled visits, our engineers are available for emergency call-outs.
Electrical Maintenance Compliance & Legal Requirements
Electrical safety is not just good practice — for most businesses and landlords, it is a legal obligation. Here is what you need to know about the regulations that apply to your property.
The Electricity at Work Act 1989
The Electricity at Work Act places a legal duty on employers, self-employed people, and managers of premises to ensure that electrical systems are maintained so as to prevent danger. This applies to all commercial properties, workplaces, and any premises where electrical equipment is used for work purposes. There is no prescribed maintenance schedule in the Act itself, but it requires that systems are maintained to be safe — and periodic inspection by a qualified electrician is the recognised way to demonstrate compliance.
BS7671 — IET Wiring Regulations (18th Edition)
BS7671 is the standard that governs electrical installation work in the UK. All new installation work, alterations, and additions must comply with the current edition. Our electricians work to the 18th Edition (published 2018, amended 2022) as standard. When we complete any notifiable electrical work, we issue the appropriate certification confirming compliance.
EICR — Electrical Installation Condition Report
An EICR is the formal document produced following a periodic inspection and test of a fixed electrical installation. It grades any observations as C1 (danger present, requiring immediate action), C2 (potentially dangerous, requiring urgent action), or C3 (improvement recommended). For commercial premises and rental properties, an EICR is the primary compliance document your insurer, local authority, or building manager will ask to see.
The recommended frequency for EICRs is every five years for most commercial premises and rental properties, though this can vary depending on the type of installation, the environment, and the risk profile of the premises.
Private Landlord Requirements (Scotland)
The Housing (Scotland) Act requires private landlords to carry out an EICR before a new tenancy begins and at least every five years during an ongoing tenancy. The report must be carried out by a SELECT or equivalent accredited electrician. A copy must be provided to tenants within 28 days of completion and retained by the landlord for at least five years.
Benefits of Professional Electrical Maintenance
Planned, professional electrical maintenance does more than keep the lights on. Here is what it actually delivers.
Safety and Risk Reduction
Electrical faults are one of the leading causes of house fires in Scotland & the UK. Deteriorating wiring, overloaded circuits, and aging protection devices all increase the risk of a fault developing into an incident. Regular inspection identifies these risks before they become emergencies — and the cost of a maintenance visit is a fraction of the cost of dealing with the consequences of a fault that was not caught in time.
Legal Compliance
For businesses, landlords, and regulated premises, maintaining a current EICR and keeping accurate maintenance records is not optional. It is what your insurer, your licensing authority, and your regulator will ask for if something goes wrong. Staying on top of compliance avoids the double problem of a safety incident and a compliance failure at the same time.
Cost Savings & Efficiency
A well-maintained electrical installation runs more efficiently and lasts longer. Loose connections cause heat buildup that degrades components over time. Overloaded circuits trip repeatedly and put stress on protection devices. Catching and correcting these issues during a scheduled maintenance visit costs far less than an emergency repair or a premature equipment replacement. For commercial premises, planned maintenance also reduces unplanned downtime — which has a real operational and financial cost.
Insurance Validity
Many commercial insurance policies require evidence of regular electrical inspection. An insurer that pays out on an electrical fire and then discovers the installation had not been inspected for ten years has grounds to challenge the claim. A current EICR and documented maintenance history removes that exposure.
Property Value & Sale Readiness
For residential properties, an up-to-date EICR and a modern consumer unit are increasingly expected by buyers and their solicitors. An outdated or failed EICR can delay a sale, reduce an offer, or require emergency remedial work before exchange. Keeping on top of maintenance avoids this pressure when you come to sell.
Peace of Mind
Knowing that your electrical installation has been professionally inspected, tested, and certified by a SELECT-registered electrician means you can stop worrying about it. That applies whether you are a homeowner with an older property, a landlord with a portfolio to manage, or a facilities manager responsible for a busy commercial site.
What Are the Four Rules of Electrical Maintenance?
The four rules of electrical maintenance are the core principles that guide safe, effective electrical upkeep for any installation:
Inspect Regularly
Visual inspections of your electrical installation identify obvious deterioration, damage, or non-compliance before it develops into a fault. This includes checking consumer units, distribution boards, wiring routes, and socket outlets for signs of wear, heat damage, or physical damage.
Test to Confirm Safety
Visual inspection alone cannot confirm that protection devices are working correctly. Periodic testing of RCDs, MCBs, earthing, and bonding using calibrated equipment is the only way to verify that the installation will perform as intended in a fault condition.
Repair Faults Promptly
Observations identified during an inspection or test should be addressed without delay. A C1 observation (danger present) requires immediate action. A C2 (potentially dangerous) requires urgent remedial work. Leaving known faults unaddressed increases risk and creates a compliance liability for business premises.
Keep Accurate Records
Documentation of all inspection, testing, and maintenance work is what transforms good practice into demonstrable compliance. Certificates, EICR reports, and maintenance records should be retained for at least five years and be available to show insurers, regulators, or building managers on request.

What Does Electrical Maintenance Include?
Electrical maintenance covers all the work required to keep an electrical installation operating safely and correctly over time. It is not a single task — it is an ongoing programme of inspection, testing, servicing, and repair that prevents faults from developing and keeps your property compliant with Scotland electrical safety standards.
Electrical Installation Condition Reports (EICR)
A formal inspection and test of the fixed wiring, consumer unit, earthing, and bonding in a property, resulting in a written report confirming whether the installation is satisfactory or identifying work required to bring it up to standard.
Periodic Inspection & Testing
Scheduled checks on the electrical installation at intervals recommended by BS 7671, based on the property type and usage. This is the foundation of any planned maintenance programme for commercial and industrial premises.
Consumer Unit Inspection & Replacement
Assessment of fuse boards and consumer units for age, condition, and compliance. Older units with rewireable fuses or early MCBs may not meet current standards and can be replaced with modern units containing RCDs, RCBOs, SPDs, and AFDDs for improved protection.
Fault Finding & Diagnosis
Identifying the cause of tripped circuits, power loss, flickering lights, burning smells, or any other indication that something is wrong. Our electricians use specialist test equipment to locate faults accurately before carrying out targeted repairs.
Emergency Repairs
Reactive call-out to address electrical faults that present an immediate safety risk or have caused a loss of power. We carry common replacement parts and aim to restore power on the first visit wherever possible.
PAT Testing
Visual and electrical testing of portable appliances to identify any that present a shock or fire hazard. PAT testing is often used by businesses, landlords, and regulated premises to support electrical safety records and duty-of-care obligations.
Rewiring
Full or partial rewiring of a property where the existing wiring is outdated, damaged, or no longer meets current standards. This is typically required in older properties or following significant structural work.
Fuse Board & Distribution Board Upgrades
Replacing outdated distribution equipment with modern boards that include appropriate protection devices for the current installation and comply with the current edition of BS 7671 where applicable.
Lighting Installation & Maintenance
Design, installation, and servicing of internal and external lighting systems including LED retrofits, emergency lighting, and decorative or functional commercial lighting schemes.
Monthly and annual testing of emergency lighting systems as required by BS 5266, with full documentation issued for compliance records.
Safety & Compliance Testing
PAT testing, RCD testing, and specific compliance checks for regulated environments including licensed premises, healthcare, care, and education settings.

Why Electrical Maintenance Matters
Electrical faults can develop quietly long before they cause a visible problem. Loose connections, damaged wiring, overloaded circuits, ageing protection devices, and poor earthing can all create safety risks if left unchecked. Regular inspection and maintenance helps identify issues early, supports compliance records, and reduces the chance of disruption, fire risk, shock risk, or costly emergency repairs.
Why Choose Bell for Your Electrical Maintenance?
"Every site is different. We spend time on the survey because getting the camera positions right is what separates a system that works from one that just records blank walls."

Frequently Asked Questions About Electrical Safety
Electrical maintenance is the process of inspecting, testing, servicing, and repairing electrical systems to keep them operating safely, efficiently, and in compliance with Scottish regulations. It covers fixed wiring, consumer units and distribution boards, protection devices such as RCDs and MCBs, earthing and bonding, and all associated electrical equipment in a property. For businesses and landlords, it also involves producing the documentation required to demonstrate legal compliance.
The three primary types of electrical maintenance are preventive (scheduled inspection and testing carried out before a fault occurs), corrective (repair work carried out after a fault has been identified), and predictive (monitoring and data-led maintenance that anticipates failure before it happens). Most residential and commercial maintenance programmes combine preventive and corrective maintenance. Predictive maintenance is more common in industrial and high-value commercial environments.
Basic electrical maintenance covers the fundamental tasks that keep an electrical installation safe: visual inspection of consumer units and visible wiring for signs of damage or deterioration, testing of RCDs by pressing the test button monthly, checking that socket outlets and switches are secure and show no signs of heat damage, and ensuring that circuits are not overloaded. For anything beyond these basic checks, a qualified electrician should be instructed — particularly for any work on fixed wiring, which is notifiable work under Building Regulations.
For commercial premises, a full EICR is recommended every five years, though some environments — such as industrial sites, swimming pools, and premises with significant wear and tear — may require more frequent inspection. For rental properties in Scotland, an EICR is legally required before a new tenancy begins and at least every five years. For owner-occupied homes, the IET recommends an EICR every ten years or when the property changes ownership. We can advise on the right frequency for your specific premises during your assessment.
Yes. The Electricity at Work Regulations 1989 places a legal duty on employers and premises managers to maintain electrical systems to prevent danger. While the Act does not specify exact maintenance intervals, periodic inspection and testing by a qualified electrician is the recognised way to demonstrate compliance. Many sectors have additional requirements — licensed premises, care homes, and schools all have specific electrical safety obligations. Failure to comply can result in enforcement action, invalid insurance, and personal liability for injury or damage caused by a known electrical fault.
An EICR (Electrical Installation Condition Report) is a formal report produced following a thorough inspection and test of the fixed wiring and electrical installation in a property. It grades any observations as C1 (danger present), C2 (potentially dangerous), or C3 (improvement recommended) and confirms whether the installation is satisfactory overall. You need one if you are a private landlord in Scotland (legally required), a business renewing commercial insurance, a facilities manager maintaining compliance records, or a homeowner buying or selling a property where the electrical installation has not been inspected recently.
Electrical maintenance is planned, scheduled work carried out to keep an installation in good condition and identify problems before they cause a fault or safety incident. Electrical repair is reactive work carried out to fix a fault that has already developed — a tripped circuit that will not reset, a socket that has stopped working, or a fault identified during an EICR that requires immediate action. Both are important. Maintenance reduces the frequency and severity of repairs needed over time, but repairs will always be required when unexpected faults occur.
Yes. We provide emergency call-out services for both residential and commercial customers. If you have a fault that presents an immediate safety risk or has caused a loss of essential power, contact us and we will arrange an engineer visit as quickly as possible. We carry a wide range of replacement parts and aim to resolve the fault on the first visit wherever we can. For commercial customers on maintenance contracts, emergency call-outs are handled as a priority.
Bell Fire & Security covers all of Scotland. With a fleet of 28 service vehicles and engineers based across the country, we provide consistent response times and local knowledge from the Central Belt to the Highlands and Islands.
